Innisfail moves forward on Napoleon Lake South residential development

A plan to develop a new residential subdivision in southwest Innisfail has taken another step forward, and residential lots should soon be available for purchase.

At a special meeting held on February 18, Innisfail Town Council was presented with a report providing a final subdivision layout, neighbourhood design guidelines, and preliminary lot pricing.

The plan to develop residential lots comes at a time when housing is in high demand throughout central Alberta. By developing these lots, the town hopes to help ease some of this market pressure. The report states that currently “lot availability in the community is very low”.

The neighbourhood will include a mix of housing types, including townhomes, duplexes, and detached homes.

“We hope to attract a range of buyers to the area, with detached-home lots starting at $102,000,” says Meghan Jenkins, the town’s director of community services. “Although pricing hasn’t been finalized, the numbers provided on February 18 should give us a good idea of where we will ultimately be”.

Final lot prices will be presented for council approval on March 10, 2025.

Final council approval will be required prior to work commencing on the infrastructure installation. The town is confident that lots will be construction-ready by the fall of 2025.

The lots will initially be made available through a lot draw process targeted for April, requiring interested individuals to register before the event.
